A
two-night minimum stay is required for all Saturday evening stays
from May through November as well as during holiday periods from
November through April. On rare occasions, last-minute rooms may be
available for a single Saturday evening stay and we welcome your
inquiry.
DEPOSIT $75 per night required at time of reservation for room except within 7 days of reservation when full payment for the room is required + 50% of any additional packages reserved. CANCELLATIONS Before reservation Fee Up to 14 days $25.00 Less than 14 days No Refund unless we can rebook your room. Then a full or partial refund will be made.
The above policies are due to the fact we are a Bed and Breakfast. We are limited to five guest rooms and frequently have to turn away other interested guests once we are fully booked. We do not overbook, therefore last minute cancellations have a significant impact upon our business We appreciate your understanding concerning our policies. *Please note our deposit and cancellations policies*CHECK-IN & CHECK-OUT Check-in between 3pm and 6 pm Check-in occurs daily between 3pm and 6pm (alternate times must be pre-approved). There will be a service fee of $25 assessed for anyone checking in after 9pm. As owners-chefs, breakfast responsibilities require us to begin our day very early. As a safety precaution for both family and guests, one form of photo identification must be presented upon check-in. A valid credit card must be placed on file for incidental charges and/or damages at time of registration. If no credit card is available, a cash deposit of $50 will be required and will be refunded at time of check-out after room is inspected. If an emergency arises making it impossible for you to arrive by 6pm, you must call and make arrangements for an alternate check-in time. As an owner-operated B&B, we are available for our guests daily from breakfast through 6pm. Following afternoon check-in, we retire to enjoy dinner and personal time with our family. We thoroughly enjoy meeting new guests as well as welcoming back old friends! Late check-ins interfere with our ability to provide the level of service we pride ourselves on. We appreciate your understanding and compliance with our check-in policy.
Late check-out will be pro-rated beginning at half day rates. MINIMUM
STAYS EXTRA
GUESTS BREAKFAST MISCELLANEOUS NO SMOKING is permitted anywhere on property. We reserve the right to change your room to a room of equal or greater value without notification. We make every attempt not to change rooms, but in rare instances, it may be necessary for us to do so. Well behaved children (ages 12 and older) are welcome but must be accompanied by parent at all times (including in guest rooms). Sorry, we cannot accommodate pets; however, we can recommend nearby kennels. Payment may be made by personal or corporate check, cashier's check, money order, traveler's check, Visa/Master Card/American Express/Discover, or cash upon arrival. State and local taxes of 8% and county room tax of 4% will be added to each reservation upon arrival. Common areas of Elmira's Painted Lady are open for guest's enjoyment daily from breakfast through 9pm. Occasionally, we host private showers, parties and business gatherings which may, at times, limit access to some common areas of the property. Please inquire.
